Set within the regenerating suburb of Ōwairaka, this collection of 24 modular apartments was developed for Jalcon Homes as a contemporary interpretation of the 1960s ‘star-block’ typology. Designed to support repeatable, low-carbon construction using mass timber systems, the apartments are arranged in two clusters with open stairways, lush landscaping, and generous outdoor decks articulated with woven balustrades and planters.

The architecture balances efficiency with amenity — fostering community through shared circulation, garden outlooks, and visible connections across the site. A restrained material palette and varied rooflines give the development a cohesive identity, while thermal performance, off-site prefabrication, and durable claddings reflect the project’s deep sustainability ethos. Positioned to stand apart within Kāinga Ora’s wider neighbourhood redevelopment, the Ōwairaka Collection demonstrates how thoughtful architecture and construction innovation can elevate medium-density living.
